HiveSpace Indiranagar
The Challenge
HiveSpace, a Bangalore-native co-working operator, secured a raw shell space on 100 Feet Road in Indiranagar and needed it transformed into a 350-seat co-working facility within four months to coincide with the festive-season launch they had committed to members. The fundamental design challenge was creating a space that feels energising in communal areas — the cafe, event lounge, and open hot desks — while providing genuine acoustic privacy in the 40 private cabins and 8 meeting rooms that their enterprise clients demanded. Budget discipline was critical because co-working economics depend on maximising usable desk area per square foot without making the space feel cramped.
Our Approach
Nextura treated this as a zoning problem first and an aesthetic one second. We divided the 18,000 sq.ft. floorplate into three acoustic zones — a high-energy social spine running through the centre, flanked by focus zones on either side with private cabins along the perimeter. Acoustic glazing separated the zones while maintaining visual transparency, so the space feels open even where sound is controlled. We used exposed ceiling finishes in communal areas to create height and energy, while dropped ceilings with acoustic baffles in the private zones absorbed sound and lowered the visual scale to promote concentration.
- Designed a modular partition system that allows HiveSpace to reconfigure cabin sizes in 4-foot increments without construction work
- Installed a centralised HVAC system with zone-level temperature control so enterprise tenants can adjust their cabin climate independently
- Specified durable, high-traffic finishes — polished concrete floors, powder-coated steel frames, and laminate surfaces — to minimise maintenance costs
- Built a 60-seat event lounge with operable walls that folds into the cafe area for weekend community events
The Results
The space opened on schedule for the October launch, and HiveSpace achieved 85% occupancy within the first two months — exceeding their six-month target. The modular cabin system has already been reconfigured twice to accommodate enterprise clients taking larger footprints, validating the flexible design approach. Operating costs came in 15% below comparable co-working spaces in Indiranagar, largely due to the zone-based HVAC design that avoids cooling empty cabins during off-peak hours.
